묵동 G:ROUND 프로젝트는 중랑구 묵동 일대에 조성되는 코리빙&리테일 복합개발사업으로, 청년층 주거 수요에 대응함과 동시에 지역 생활권에 활기를 불어넣을 수 있는 새로운 주거 플랫폼을 제시한다. 기존 주거지와의 맥락을 고려한 공간 구성과 입주자 삶의 질 향상에 초점을 맞춘 기획을 통해, 단순한 거주 공간을 넘어서는 통합적 주거 경험을 목표로 한다.

The Mookdong G:ROUND project is a co-living and retail mixed-use development located in the Mookdong area of Jungnang-gu. It presents a new residential platform that not only responds to the housing needs of the younger generation but also injects new energy into the local living environment. By considering the context of the existing neighborhood and focusing on enhancing residents' quality of life, the project aims to offer an integrated residential experience that goes beyond mere accommodation.

From a development strategy perspective, the project prioritizes user-centered spatial design while also incorporating profitability from the supplier’s point of view. Utilizing the Self-Housing Redevelopment Program, the plan minimizes public contribution burdens, reduces permitting risks, and simultaneously seeks to maximize floor area ratio and gross floor area. This approach enables the provision of relatively spacious residential units and improves rental income potential, applying a private rental housing structure verified through financial modeling and yield simulations for both feasibility and stability.

In terms of product strategy, the project integrates residential, retail, and community functions in an organic structure. The lower floors feature retail spaces that engage with the local commercial area, along with resident-only community areas. Circulation planning inspired by local alleyways and open façade designs ensure a natural connection between external flow and internal usage.
